I am a skilled handyman/craftsman serving North County coastal.  I take pride in my work and the job is not finished until it is done 100% right.  All of my labor is guaranteed for one year, but not parts.  I gladly return to make the job right if the repair fails due to my workmanship.  Below are common home repairs that are already priced out.  YOU already have all of the parts to be installed or I can get them for you at additional cost.  If you need work done not listed here, call or text for a free estimate.  I may be able to tell you the cost over the phone if you can describe the job sufficiently and/or send pictures.  Haul away of debris or large items is extra.  Estimates are usually free, and my minimum charge for work in Carlsbad and Encinitas is $125 unless you are a repeat client near La Costa Avenue, Carlsbad.  My minimum charge outside of Carlsbad and Encinitas is $150.

Water heaters (traditional only; not tankless):

Tankless water heaters save space, but are much more expensive than

tank type heaters (including installation) up front and do not have the benefit of adding a  recirculating water pump so that water is hot instantly at every faucet...less water waste.

Ceiling Fan Installation notes:
       It is better to go a little larger fan size than too small...compare CFMs.
      9' and lower ceilings should not use a downrod; flush mount is better.
      Check CFM  (air movement) to make sure the fan can do its job.

 

  • new install, fan ready (with existing approved junction box and electrical in place): $150 for up to 48", $175 for up to 54"
  • R/R existing fan with approved junction box and electrical in place: $175  
  • add electrical and fan junction box with EASY attic access, includes parts: $300+ (Does not include possible wall patching)
  • add electrical, switch and fan junction box with no attic access/first floor of two story home (patching, texture, paint extra): $300+
  • sheetrock repair and texture for above electrical installation (no painting): $300+ (depends on how much patching and method of texture)
  • R/R existing light fixture with new fan and new fan junction box with EASY attic access (includes parts-no patching): $300+
  • R/R existing light fixture with new fan and fan junction box with no attic access (includes parts): $325
  • add $15 per foot above 8 feet for above installations
  • add $35 for adding remote control to fan install
  • HELPFUL HINTS:   1.  to avoid remote control extra install expense, buy a model with a built-in receiver as opposed to a canopy receiver that I have to install    2.  make sure that your fan is big enough for the room; better to get too big than too small   3.  if you have an 8' ceiling and want a light kit, make sure that the fan can be flush mounted with a  very low profile.  Otherwise, it will hang too low.  4.  A flush mounted fan will not wobble; using a downrod may cause some wobble.  If you want flush mounted, make sure that the fan you buy has that option.

Smoke and/or Carbon Monoxide Detectors-each

PLEASE NOTE: ALL smoke/CO detectors need to be replaced every 10 years.  I only install 10 year lithium-ion back-up battery smoke detectors.  If smoke detector is originally hard-wired, must replace with wired.  Look for multi-pack on-line or in stores.  Recommend combo smoke and CO detector all in one for convenience, one per floor.

NOTE: replaceable batteries always go bad at 2:00 A.M.  I do not replace batteries, but will replace your battery replaceable detector with 10 year back-up battery detector.​
